Who we are

This policy explains how DS Homes, LLC, doing business as Affordable Home Source ("we", "us"), collects, uses and protects your information when you fill out one of our forms (including a form on Facebook or Instagram), visit our website, call us, text us, or message us. We sell and place factory-built homes in the Cedar City, Utah area.

Information we collect

From our lead forms, including Facebook and Instagram lead forms and the forms on our website: your full name, phone number, email address, and your answers about your plans, such as whether you own a lot or land, which county your lot is in, where you live now, and when you plan to build.

When you call, text or message us, or comment a keyword such as KITCHEN on one of our posts: your name, phone number or social media account, and what you tell us.

Automatically, when you visit our website: your device and browser type, the pages you view, how you arrived, and an approximate location, collected through cookies and similar technologies.

How we use your information

• To enter you in a prize draw you sign up for, check that you are eligible, choose a winner, and contact the winner.
• To contact you by phone call, text message or email about the draw and about our homes, including answering your questions and sending information you asked for.
• To prepare a home quote for you with the manufacturer of the home you are interested in.
• To understand which of our ads and pages work, and to improve our website.
• To keep our website and records secure, and to meet our legal obligations.

Text messages (SMS)

We send text messages only to people who opt in. On our Facebook and Instagram lead forms and on our website forms, text messages have their own checkbox. It is separate from the rest of the form, optional, and not checked for you. It reads:

"I agree to receive text messages from Affordable Home Source regarding my inquiry, requested services, scheduling, and other customer care communications. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help. Consent is not a condition of purchase. View our Privacy Policy and Terms & Conditions."

Checking it is not a condition of entering any prize draw or of any purchase. If you opt in, Affordable Home Source may text you about your home inquiry, such as the draw you entered, winner notices, appointment details and replies to your questions.

• Reply STOP to any message to stop receiving texts. We will send one message confirming you are opted out.
• Reply HELP for help, or call (435) 275-7215.
• Mobile carriers are not liable for delayed or undelivered messages.

We do not sell or share your mobile number or SMS opt-in consent with third parties or affiliates for marketing purposes. Text messaging originator opt-in data and consent are not shared with any third parties, except the service providers that deliver our messages for us.

Who we share information with

We do not sell your personal information.

The home manufacturer. To prepare a quote for you, we may share your name, contact details and your answers about your lot and building timeline with the manufacturer of the home you are interested in. The manufacturer may use them only to prepare that quote. It may not use them to market to you, and we never share your text message opt-in or consent with it.

Service providers that help us run our business, such as our customer records and messaging software, email and text-message delivery, website hosting and advertising measurement. They may use information only to provide their service to us.

We may also share information when the law requires it, to protect our rights or the safety of others, or as part of a sale or reorganization of our business.

Facebook and Instagram lead forms

When you submit a lead form on Facebook or Instagram, Meta sends the information you entered to us. From that point we handle it as this policy describes. Meta's own handling of your information is covered by Meta's privacy policy, not this one.

Cookies and advertising

We and our advertising providers, such as Meta, may use cookies, pixels and similar technologies on our website to measure visits and how our ads perform. You can block or delete cookies in your browser settings; some parts of the site may work less well if you do.

How long we keep information, and how we protect it

We keep information for as long as we need it for the purposes above or as the law requires, and we use reasonable safeguards to protect it. No method of storage or transmission is completely secure.

Your choices

• Stop texts at any time by replying STOP.
• Stop emails with the unsubscribe link in any email.
• Ask us to stop calling, or to see, correct or delete the information we hold about you, by calling (435) 275-7215 or emailing info@affordablehomesource.com. We will respond as the law requires.

Children

Our forms and our prize draws are for adults 18 and over. Our website is not directed to children under 13, and we do not knowingly collect their information.

Changes to this policy

We may update this policy from time to time. The version on this page, with its effective date, is the current one.
